Benefits of Sealcoating

Unprotected Pavement

• Sealcoat seals the top of the asphalt, preventing water and oil from penetrating the surface of the pavement. Asphalt should be sealed 90 days after installation, and every 2 to 3 years, depending on exposure.

• Sealcoat protects the top layer of asphalt from oxidation and wear caused by sun and air exposure.

• Sealcoating also beautifies the pavement providing a smooth, black, even surface ideal for painting lines and sweeping.

• Oxidation causes the asphalt to dry and become brittle, leading to erosion of the top layer of fine particles and the appearance of larger stones and cracks on the surface.
